Tyler Perry Leaves Beverly Ridge Estates for Puerto Rico

Nine bedrooms, 15 bathrooms, 22.5 acres of Beverly Hills hillside and a Duke in residence through the first spring of the pandemic. Tyler Perry spent eight years building it, then said he was moving to Puerto Rico.

The last house on the road sits at the back of Beverly Ridge Estates, behind a guard booth staffed around the clock and thirteen neighbours, on 22.5 acres of hillside inside the 90210 postcode. It is Tuscan in style, with nine bedrooms and 15 bathrooms across nearly 24,600 square feet, and since the end of September it has carried an MLS number and a $57 million asking price. Yahoo’s property desk rates it among the most expensive things for sale in the postcode.

The Morning After His Birthday

On 14 September, five days after Why Did I Get Married Again? arrived on Netflix, Perry sat down with Justin Sylvester for NBC’s Today with Jenna and Sheinelle and was asked whether he would ever chill out. “Yep, moving to Puerto Rico at the top of the year, and I’m pulling back a whole lot,” he said. Asked what had prompted it, he pointed at his birthday, which had fallen the day before, and offered two words: getting older.

The rest of the answer was about his son. Aman, born in 2014 and 11 at the time of the interview, is co-parented with Gelila Bekele, Perry’s partner from 2009 to 2020. Perry said he wanted to slow down and spend the time.

Behind the Guard Gate, Spring 2020

The house acquired its second reputation in late March 2020, when the Duke and Duchess of Sussex left Vancouver Island and landed in Beverly Ridge Estates. Perry had offered the estate and its security to the couple as they stepped away from royal duties, and the arrangement was never spelled out in public: reporting at the time could not establish whether they were renting or staying as guests, and no financial terms were confirmed by anyone involved. PEOPLE, citing a source close to the couple, reported in August 2020 that they were grateful for a safe haven during a complicated period.

Page Six, confirming the stay, described an eight-bedroom, 12-bathroom house inside the gated enclave. The listing now says nine and 15. Both counts can be true of a property on this scale, and that elasticity is rather the attraction.

Oprah Winfrey and Barack Obama have both stayed here, per the same coverage. A house with that guest book is not sold on square footage alone; it is sold on who has already been grateful inside it.

Jackson Hole, Listed in June

Beverly Hills is the second listing, not the first. In June, Perry put his Jackson, Wyoming retreat on the market for $39.5 million, a custom log house of roughly 10,988 square feet on 37.62 acres, according to the Wall Street Journal. Taken together, the two asking prices come to $96.5 million.

Both are places he used rather than places he works from. One is where Hollywood expects a studio owner to keep a bed; the other is where America’s wealthy go in August. Neither produces anything.

The Beverly Hills listing is held by Santiago Arana of The Agency, which ranked fourth in The Real Deal’s most recent Los Angeles County brokerage rankings with $3.3 billion in on-market transactions on homes above $1 million between July 2025 and July 2026. At $57 million, a hillside villa at the end of a private road needs a broker who can produce a buyer from a list of perhaps forty people worldwide, most of whom already own something in the postcode.

Douglasville, and the Studio in Southwest Atlanta

What stays behind is more interesting than the two price tags. Perry owns his films, television series and stage plays outright, and in 2015 he bought the 330-acre former Fort McPherson military base in southwest Atlanta for $30 million, which became Tyler Perry Studios. Billionaires Africa, reporting the Beverly Hills listing, noted that neither sale touches any of it.

Nor does it touch Georgia. Yahoo describes his current Douglasville compound as a $100 million custom estate spanning more than 2,100 acres with its own airstrip, a figure that appears in a single outlet and should be read as an estimate rather than a price. He also owns two private islands in the Bahamas, according to The Real Deal. The 35,000-square-foot Buckhead house he sold in 2016 for a record $17.5 million was a different property entirely, a distinction several aggregators cheerfully ignore.

The fortune behind all of this is estimated rather than filed. Forbes, which first called Perry a billionaire in 2020, has been cited at around $1.4 billion for 2026; Celebrity Net Worth puts him at $850 million. The gap is not arithmetic so much as philosophy. Celebrity Net Worth’s own note explains the divergence: a content library, a studio, a stake in BET+ and a lot of land can be valued at what a buyer might theoretically pay, or at something a good deal more cautious, and the two methods produce numbers hundreds of millions apart. None of it is a public company, and none of it files.

So the only hard numbers available are the ones with MLS attached. A land purchase of $4.3 million in 2004. An asking price of $57 million in 2026, plus a second ticket in Wyoming at $39.5 million. Everything else is an opinion with a decimal point.

Puerto Rico, at the Top of the Year

The move is planned for early 2027, and Perry has said very little about it beyond the son, the birthday and the pulling back. Neither he nor Arana has commented publicly on why the Beverly Hills house is going now, several weeks after the announcement, rather than quietly, two years ago, through a pocket listing to one of the fourteen neighbours.

Read the two listings as a statement of what a working life requires. The hillside villa was the Los Angeles address a studio owner is supposed to have, which it duly was, right down to the spring it spent as the most photographed driveway in California. Wyoming was the holiday, Douglasville is the house, and southwest Atlanta is the business.

A listing is a man telling you which of his houses he can imagine not owning.
